I would start in your backyard where you have the most local knowledge. You're in NY, there should be plenty of opportunity. I think the question you should be asking yourself is what strategies have the best potential in your area.

I don't even know how anyone is answering this question since it's highly dependent on your experience level, how much money you have (cash and access), what your financing vehicle is, where you have boots on the ground or contacts already made, and so much more. It also depends where you live in NY because NY has some markets that are really good for investors, like Rochester and Syracuse. When you post a question like this, you are going to get advice, but it won't necessarily suit you until you know more of what you are looking to do.

@Angel Colon I recommend the Dallas/Ft.Worth area. Its where I invest in rentals and flips too. The job market coupled with low cost of living makes for very high demand for rentals properties here. Especially Single Family Residences (SFR's) which is what I recommend you start with too as an initial exit strategy for investing.

I've done very well in Mississippi, but I think you need to consider what of profit you are hoping to make. If it is rents relative to investments Mississippi can't be beat. But if you are looking for appreciation, other than the year Hurricane Katrina hit, I've not seen much of that before this year.
