I'm a young guy (not letting age become a factor) who's looking for his first deal. I'd love to hear from other more experienced investors who are years ahead of me on what is the first "type" of investment you would do if you could go back and redo this all over? I look forward to hearing back!
House hack hands down. Between down payment assistance and seller-paid closing costs (used to be a thing once upon a time), one could get into a property with very little money out of pocket.
@Bob Okenwa this is one Im really thinking about. Do you know if there’s a way to truly get into this with “no money down” I don’t want to spend another 6 months saving up trying to get enough for the down payment. It’s only taking so long because I have college and my student housing now to pay for.

You can look into the NACA program. Google it and see if it's a fit for what you're trying to accomplish. Lots of hoops to jump through, but it may be worth it for you.
