Closing on first investment property - Have a tip or advice?

Hello,

I am closing on my first investment property. 

Inspections completed including a sewer scope.

This is a private sale that I found off market and comps are about 17% higher.

Does anyone have advice or tips that you can give at this point?

Not looking for anything in particular, just offering a chance for you to share a handy little piece of information.
