Networking as a Newbie

Hi Everyone! My name is Benjamin Cohen and I'm new here on BP, so yeah, I'm a newbie...

I'm 22 years old and graduating from college in December; however, I've been obsessed with Multifamily, cash-flowing properties ever since I read Rich Dad Poor Dad back in April. Ever since then, I've read anything I can get my hands on, cold called brokers, and syndicators to get my name out there, and most importantly practiced analyzing 5-8 deals on a weekly basis. Obviously, no one takes me seriously because I have no track record, nor experience.

I'm currently finishing the Pre-licensing course to take the state exam to obtain my Real Estate Licenses while being enrolled in 22 credits (7 classes) and playing college soccer. I'm serious about scaling and finding financing to eventually close on my first deal (I've found a few cool deals in Myrtle Beach SC and Melbourne FL but I obviously don't qualify for any loan or mortgage because I don't have enough established credit). I would love the opportunity to network with investors, lenders, contractors, property managers, and agents to build relationships, future business, and surround myself with like-minded and more experienced individuals so I can learn as much as I can!

Any recommendations from where to go from here? So excited to hear back!

Hi! I am so impressed with you and your post.  I wish I had been that smart and eager at 22! For that matter I wish my son was. He is about to be 22 also finishing up college. You are doing awesome! That is the best thing you can do is network. If you build a good network of investors many will let you partner on deals to give you experience. If you can bring money to the table (not your money) then syndicators are interested.  I am willing to partner with you to help you learn and give credibility but you have to be able to raise funds.
