Establishing Credit/Securing Loans

Hi everyone! I am 22 years old and eager to invest in my first rental property. I have a good credit score however I have insufficient credit history to qualify for a loan. I have been (and am) studying vigorously and am ready to put my action to work. What do you recommend?
