Corporation or not

Two friends and I are about to begin investing in real estate (rental properties as well as rehabs). This is going to be in our spare time at first (nights, weekends, etc.). My question is what are the benefits or drawbacks of forming an LLC related to real estate? getting a mortgage, etc.? is it better to not have an LLC?
