Finding deals vs. deals finding you

The most valuable lesson I've learned coming up on 1 year in real estate is learning the difference between finding the next deal versus the next deal finding you. As a real estate agent, I find it's more valuable to build my own personal brand and invest in myself opposed to spending money on Zillow leads or sending out mass mailers.

What are some lessons or teaching moments you wish you had after your first year in real estate?

...or, finding deals vs. finding opportunities and making deals out of them.
