203K Loans For Beginner Investors

Good morning you all, 

I currently reside in the Corpus Christi area and my family and I are relocating to the Houston/Spring Texas area very soon. One of my wholesaling contacts mentioned the 203K loan as to an option to finding a place to live temporarily for a minimum of 12 months and possibly renting the property out after, thus adding it to my portfolio. 

Is there anyone who has been heavily involved in this type of investing or has the strategic process in place to utilize this method of investing? 

Any advice would help me.
