Calculator for Multifamily Rental

Hey everyone! Looking to get into my first investment property as a multifamily home. Fourplex/Duplex. I'm pretty nervous as I am as new as they come. I just want to know which calculator to use, as the rental calculator doesn't specifically say multifamily. Any tips/help is appreciated as I would like to house hack. Also, all the deals I analyze with the rental calculator don't seem like good deals. Low CoC/Cash flow etc. I wonder if it's cause of the state of the market?
