Agent commission if I bring the buyer

I’m currently working on finishing up fix and flip and I when I bought the property I promised a realtor friend of mine that he could list this property after rehab is finished. We haven’t signed a listing agreement or anything yet and I just had someone reach out to me personally wanting to buy the house and they are pre approved. But since I have already promised my friend the listing and I don’t want to damage our relationship I’m still going to let him

handle the sale. Is it fair for me to ask him to reduce his commission from 6% to 3% for the deal since Ill be bringing the buyer?

Offer the friend 1% on this single buyer for 7 days and get the property listed in the MLS on day 8 with 40 photos and pay him/her full commission on all other deals. Do you know enough to vet the preapproval, probably not...? How likely this is your best and highest buyer?
