Renting lease/contract in Texas

Hello,

This is my first flip and rent house. I'm not sure how to get a good lease contract for Texas... 

Any recommendations on how to proceed?

Any of those can be a base, but you really should customize it for your needs. Pool? Lawn maintenance? Parking issues? Permits? Fines? HOAs? Lots to unpack and you'll face that once you get a few years of rental history :)
