I'm dedicating more time to provide knowledge and information to my sphere and the general public.  Ramping up my videos on real estate investing, owning property in WA state, etc.  I'm also half way done writing a book for new real estate agents.  Not the typical, how to make six figures and lead gen, but how to be professional and competent among a sea of downright awful "licensed professionals."  I'm hoping to help improve our industry one agent and a time.  We'll see. :)

What are you doing to continue to succeed?

1) Being available

2) I am cold calling more. Trying to find as many off market and pocket listings as possible.

3) Affirming my clients when something is a good deal to go for it and act fast.

I find the clients Im working with keep changing their "goal posts" as it were. I went from being able to send a good deal I saw, and they would act. Now, Im sending maybe five deals and I need to calculate not only rent range but ARV, Rehab costs, forced appreciation costs and value, along with other concerns they "all of sudden" think about. I try to be patient but buyers are moving alot slower (or at least, mine are). Sellers want it to be early 2022 again and have things sell high with tenants in place. When I explain how the deal you had made sense when you bought the house at 200K nd tenant pays $1750 a month worked but trying to now sell that same house at 350K with a tenant paying $1750 doesnt make sense for buyers and you made need to wait, they dont understand.

Patience is tough right now. But its what we need to do. There are deals to be found and made but convincing buyers to act quickly cause others are if a tough point to get across.

1) Write down all the buyer and seller concerns you're hearing

2) Practice your responses to those objections/concerns with other agents

3) Video marketing on social and via email. Be the knowledge broker.
