How are you generating and nurturing leads?

Question

I'm curious what everyone's methods are for generating and nurturing leads in today's market. My team and I have been focused on following up with our databases, local ads, and a lot of networking. What about you?

Work your sphere. I've been licensed for about 5 months and closed three deals just from reaching out to my contact list in my phone. Don't harass or be over the top, but let your sphere know what you are doing and what you want to accomplish. This is the easiest (and cheapest) way to get traction.

I have done multiple lead gen strategies since I am a newer agent. I have found that successfully following up depends on the relationship that you built when you first met them.  I primarily use door knocking for lead generation. Often times people will just say no when I ask for their email, however the ones that say yes are usually the ones where I spend 10-30 minutes at their door chatting with them.  In 10-30 mins they have a good idea if they like me, of my character, knowledge of the market,etc. Also, I will normally find out something about their life, write it in my phone with their email, and put it into my database when I get home. This way I can make a note to ask them about something instead of always just trying to make a sale.

My nurturing needs to be better and I believe it is because I havent mastered the just checking in call.  I still feel like I would be a bother to them.  On top of door knocking- since I only do it in the evening- I pull expired/withdrawn in the morning and skip trace them, then contact them at around lunch time, and hold open houses every chance that I get.

After reviewing my lead gen #'s Open houses have provided me with most of my closed sales this year in terms of volume. Next year I plan on doubling down on 3 lead gen sources depending on volume of each source this year. It will likely be - Open Houses- For people looking within 1-4 months, Door Knocking - to build my database, and Calling Motivated leads such as FSBO, Expired, Withdrawn. I am over leveraged a bit in my personal investments at the moment, but once I get refinanced into a conventional loan, I will also devote a decent amount of $ into FB and google marketing for more passive leads.

Im glad you asked this because it gave me a chance to type out my thoughts on this lol! I'm interested to see what other people are doing for lead gen and nurturing!

Lead generation: we generate leads through PPC, Website and from TV Commercial right now.

Nurturing: We have set workflows on that which is quite a big help when it comes to nurturing our leads.

Networking, cold-calling and direct mail

@Jacob ZimermanI get most, if not all leads through cold calling off-market sellers and following up with them. If you are cold calling, you need to follow up with them based on if they are hot, warm or cold. It's up to you to decide what those metrics look like and how often the follow-up is. Bottom line hammer the phones!!

1. Social Media (post at least 2 times a day)

2. Sphere (Call at least 10 people a week to let them know what you're doing)

3. Regularly engage on Bigger Pockets.

Hi Jacob,

As a new agent (less than a week in) I appreciate this question. I personally like the idea of door knocking as it gets me out of my comfort zone and is an easy way to be in front of people. I also plan to network by engaging with coworkers (still work a w2 while I start this) more on real estate, and join some local groups to be engaged more with the community.

As for nurturing, with being new, it will be easy to focus on each one at first. I plan to use this time to try a few strategies and see what works best for me. I read "Sold" which gave me some ideas as well.
