Where do I find a realtor/investor in another state?

Question

I found a property in another state. Is there a sight to go to to find a bigger pockets realtor/investor in that area? Should I be concerned with them stealing the deal?

BP is great for finding a realtor. If you have a reputable realtor and they happen to want the same deal themselves they will just have you work confidentially with their team mate who gets a commision, it rarely happens though.

@Brian Price it’s simple. Go to the BiggerPockets website and click the Agent tab. We’re all licensed and bound by our code of ethics. I’ve helped dozens of investors and never once tried to steal their deals. We’re trying to bring them deals!

@Brian Price I agree with @Karl McGarvey that we Realtors are bound by a code of ethics to represent your interest. I have been representing other investors for +5 years and never once has a conflict of interest with my clients. I come from an abundance mindset. So there are always deals out there for me to take down regardless of my exit strategy. I never once had any idea to take a deal from my clients. I want my investor clients to succeed, and eventually buy/sell more properties with me and refer their friends and family. So referrals are what help us successful realtors grow our business. One more thing I would suggest is that your going about this backwards. You should first find a realtor in the state you want to invest in. Then they can recommend specific areas to purchase depending on your exit strategy. Identifying a property first without having a realtor run sold and rent(if exit strategy is a buy and hold) comps is going in blind. How do you know its a good deal without comps? If your interested in the Dallas/Ft. Worth area I would be happy to help you identify good deals. Plus, run the comps according to your specific exit strategy. DFW area is hot for rentals right now by the way.

When you sign a representation agreement with a realtor, they are bound by a code of ethics to represent you and your interests. They should not steal the deal, but they are going to collect commissions on representing you (which the seller normally pays).

If you have worked with a real estate agent in another area, ask that agent to find a good agent in the area you are interested. Agents are permitted to pay a fee as part of the sales commission to a referring agent.  One reason this is a good plan is that the referring agent you know has to do all of the work researching a good agent.  Then when they make contact, your old agent can continue to play a role by staying involved.  All at no cost to you.  Assuming you are the buyer.

Another source is simple.  Go to Google and type Real Estate Agent (the area).  Google will list agents with their websites providing good info about their business.  This search can drill down to a neighborhood if necessary.

Hi Brian, I don't know where you are looking, but, I am in the Tampa Florida market if you ever need one here!  You can use the BP resources and find an agent pretty easily, or you put the state and Realtor and agent into a search togteher. Then it will alert you when one either gets asked a question or posts.
