Looking for that secret sauce

With a background in marketing I am familiar with many "industry secrets" however in real estate I am struggling to find some of the secret sauce that can help me close more deals. Follow up processes and referral side is super dialed in but looking for something that agents look over as a mode of success. Happy to connect with agents who want to talk industries I have plenty of real estate specific marketing tactic to share in exchange for some conversation.

Closing a deal from start to finish is like a 6 step process, and each step requires conversion to the next step. Here's what I mean

1. Leads, are you getting enough?

2. Contact, are you speaking with enough of them and finding out timing and motivation?

3. Are you converting to appointment?

4. On the appointment are they signing your buyer/listing agreement?

5. Are you converting the clients that did sign into contracts/escrows?

6. Are those escrows closing?

track your numbers and you may find which step needs the most improvement.
