@Mike Schorah Please clarify which state your requesting to run comps. Because if the state, such as Texas, is a non disclosure state any third party site is not recommended since real estate sales data is not disclosed to the public. The best way to get comps is from a licensed agent. I would recommend a fellow investor & realtor(like myself) in the area your focusing on to partner with to get sold and rent comps (if buy-and-hold) for your exit strategies.

Comps are best done from the mls or if you have access to the county records data even better (since it will have all properties sold even if they did not sell by an agent...more comprehensive).  Zillow is really only good to get an idea of the ball park value of a house.  If there are many houses sold then the value can be quite accurate since it has bigger population of data.  But ultimately you need mls or county records of solds.  Not sure what prop stream gives but I assume comes from county records but I am not sure since I don't use it.
