New CA agent focused on Investing advice?

Hi all

I recently passed my Ca Real Estate exam and am in the process of choosing a brokerage. My goal is to use my license to build a rental portfolio, not necessarily be a full-time agent. I'm based in the East Bay but my current thought are to invest in either Brentwood or Sacramento. I currently own on rental and want to start tenant placement myself. 

would love advice from others who've taken a similar path: 

- Best brokerage model for investor-agents?

- Anything you wish you knew before activating your license?

 - How to approach your first deal as an agent-investor?
