New CA agent focused on Investing advice?

Hi all

I recently passed my Ca Real Estate exam and am in the process of choosing a brokerage. My goal is to use my license to build a rental portfolio, not necessarily be a full-time agent. I'm based in the East Bay but my current thought are to invest in either Brentwood or Sacramento. I currently own on rental and want to start tenant placement myself.

would love advice from others who've taken a similar path:

- Best brokerage model for investor-agents?

- Anything you wish you knew before activating your license?

- How to approach your first deal as an agent-investor?

@Swathi Vijayakumar Try to get small brokerage who provides training. The more transactions you do the more you learn. Sometimes people get license so they save money in commission but it’s actually the other way around. The most experienced local agent will save you the most. Get partner with some good broker and agents. All the best. I’m a broker in Rocklin Rosevillle area and ask me anything.

Richard's point about disclosure is the one most people don't think about upfront. In TN it's baked into the purchase contract -- there's an "agent is principal" checkbox you sign every time you buy or sell for yourself, and any competent buyer's agent on the other side will see it. It's not a problem, it just changes the negotiation dynamic a bit because they know you know exactly what you're doing.

The brokerage vetting piece is real too. I specifically asked Benchmark about their policy before I signed on. They're investor-friendly but some shops here have vague language in the ICA that technically requires you to route your own purchases through the brokerage. Worth getting that in writing before you sign anything.

As a licensee, you must disclose that fact for all transactions, personal or Clients. You also need to be crystal clear with your potential Broker that you want to invest personally. Some will allow it, some will not. Some will make a good deal with you on commission split, some will not. Some States prohibit you from Managing your own properties and placing Tenants, they must be done through the Company with appropriate contracts and reporting. If the Brokerage is Sales focused, you will not learn much, if anything, about Property Management and all of the Laws and Rules that need to be followed. Look for  PM Company whose Primary focus is on Residential Property Management. The still usually handle sales and purchases for their PM Clients. And themselves.

Agent in Nashville so I can't speak to CA-specific brokerage options, but the core of what you're asking is basically why I got my license back in '22. Was doing commercial loan analysis at a regional bank and wanted the access and the commission savings on my own deals.

Brokerage question really comes down to volume. If you're not planning to run 30-40 transactions a year, a traditional split model will eat you on fees. Most agent-investors I know who aren't full-time do better at a 100% commission shop with a flat monthly desk fee, something like $100-200/month, you keep everything you close. Makes sense if you're doing 5-10 deals a year while building your own book.

Biggest thing I wish I knew: the license doesn't teach you to invest. You get the access and the commission savings, but underwriting and deal analysis is a separate skill you have to build on your own. A lot of new agent-investors assume the license is the unlock and then realize the hard way it isn't. If you don't have a numbers background, build that separately.

For the first deal, just use your access the right way. Pull your own comps, run the numbers before you call anyone, and come at it like an investor first. That's the whole point of having the license.
