New Real Estate Agent - Advice

Hello, my name is Christian and I am wrapping up on obtaining my real estate license in Kentucky. I am also involved in real estate investing as I am renting out my first primary residence. I am hoping to hear back from some fellow agents on strategies or tips and tricks on how to develop a real estate investing business alongside a successful real estate agent business. I also currently work full time as a firefighter. 

I have friends and acquaintances located throughout the country from a previous career. I am curious if anyone here has insights on building a successful referral business. 

I am all ears when it comes real estate, so please reach out with any suggestions, critiques, advice, or otherwise. Thanks!

 Hello Christian,

To build a referral business, I'd focus on the basics of adding everyone you know to your database (i.e. CRM) and aim to add at least 5 new people to your database each day or week (whichever you can consistently commit to). As time goes on, increase your goal to 10 new people, 20 new people, etc.

You can find new contacts to add via various channels - i.e. geo leads/circle prospecting, SEO, social media, google ads, facebook ads, local business owner network, etc.

Don't stop following up with your database. Once you start getting clients/referrals, the temptation might set in to spend most of your days looking for and putting out fires (no pun intended!). It is important to service clients at a high level, but the future of your business depends on your ability to add new ppl to your database and follow up with them.

Dozens of softwares, 'systems', 'tools', 'best' online leads, and other stuff out there to distract you. Try your best to decipher which distractions are BS (most of them) and which might be worth looking into at some point.

Your full-time job is a blessing for 2 reasons. It pays you and holds you down while you're building your business AND it restricts your free time so that you can ONLY focus on income-producing activities.
