Surely there must be someone else with experience on that side of the desk! Association Management does require a very different skill set and knowledge base, but, from a PM standpoint, if you have shared ownership communities in your state, they are great for cash flow! You do need to dot your i's and cross your t's properly, so solid systems are necessary, but generally easy to adapt to existing rental processes.

The biggest issues are that you need to develop a deep understanding of reserves and their funding as relates to the requirements of different states and the true financial condition of the project; and, depending on the size and amount of participation of the membership, you need some understanding of Parliamentary procedures.

There are often discussions on this site that touch on Condos/HOA's, and could often benefit with more than one point of view.
