19 in NoVA: How Should I Vet My First Investor-Friendly Agent?
I'm 19 in Loudoun County, still pre-deal and focused on wholesaling education, deal analysis reps, and building my Real Estate Prep Engine before I buy anything. My first actual purchase will probably be a small house hack in 1–3 years that fits a conservative First Property Buy Box, supports a simple House Hack / Cash Flow Loop, and strengthens my future balance sheet instead of turning into an overleveraged liability.
On the numbers side I'm dialing in my four buckets (emergency, down payment + closing costs, opportunity, lifestyle cap) and using BiggerPockets calculators to practice underwriting NoVA deals. Where I'm stuck is the people side: I know I'll eventually need an investor-friendly agent who understands cash flow, rent comps, and small-multifamily house hacks, but I don't want to show up unprepared or burn bridges while my buckets are still filling.
Over the next 6–18 months I’d like to start meeting one or two potential long-term agents, share my buy box and sample analyses, and learn how they look at deals in our market. I just don’t know what’s reasonable to ask for from an agent at my stage, and what I should be doing to make the relationship win–win before I’m truly ready to write offers.
