Stop chasing trends and never follow the crowd

I overheard two agents discussing how to do more deals and the guy kept saying, “what’s trending right now what’s trending right now” and that’s a losing game every time and here’s why. If realtors all all talking going after land because ai data centers will pay good money. I get it, you want a piece of the pie and it sounds like a good opportunity. But the opportunity is already gone because there’s only so much land to be sold vs agents going after the same owners. This is when you think of what everyone else forgot about. So maybe you focus on retirement communities and help people offload houses they want to downsize. I haven’t heard an agent talk about that in a very long time. Same with marketing. If everyone is using AI to try and automate their lead gen, why the heck would you jump on that trend to? Now you look and sound the same as everyone else. Maybe you send 20 handwritten letters a day to distressed houses in your zip code instead. I can’t tell you how long it’s been since I’ve heard any one at all in RE mention writing letters again. I’m the only one when I go to meetups and I don’t mind sharing that you know why? Because it’s hard work and that’s what most are allergic to in real estate.
