New agent looking for some guidance/advice!!

My name is Stephen Kiser, I have been a licensed real estate agent for a total of 2 weeks now and have had a handful of showings with no offers. I am looking for advice from all of you experts out here about how to market myself to first time home buyers, how to get a potential buyer to make and offer and how to weed out the people who appear to just be wasting your time. I'm here to learn and to get better. Any advice is appreciated whether it answers my questions or not!

Don't get discouraged, the beginning is the slowest part.

2 weeks in and already doing a bunch of showings is pretty good IMO.

Treat your clients well and word will get around.

At first you may need to work with a lot more tire kickers than you would like.

Once you get going and become more busy you can weed out those that are high time low return.

Some good ways to screen potential clients.

Ask for proof of funds or preapproval letter.

Ask what their purchase timeline is.
