Advice needed

I am currently in real estate school and to say I'm a little nervous about my career path would be an understatement. I am 35 yrs old and my family is depending on me to be successful as a realtor, that being said I am seeking advice on how to make this thing work. I greatly appreciate any and all input on this matter.

Whelp, you need to get out there and get listings-Listings-LISTINGS!!!

Market the heck out of yourself.  Offer something of value (Home Seller's Guide).

Use the USPS's Every Door Direct Mail (EDDM).

Contact expireds and FSBOs.

Ask agents in your office if you can do Open Houses for them while you build up your clientele.

Ask top agents in your office if they need help with anything.  Maybe you could be their licensed assistant while you get on your feet, so at least you have some money rolling in.

Ask top agents in your office if they can refer you to any leads.  They probably won't give up good leads, but maybe they have rental leads they'd be more than happy to refer you to.  Sure, there's not much of anything to be made with rentals, but it's a great way to get your feet wet and make a little something.

Most people fail at this business.  It's easy to get into, but hard to actually make it work.
