Direct Deals as a Realtor

I am a RE Agent in NY and NJ... If I am doing my own direct buying from owners I cold call am I allowed to waive commission fully? I am trying to make sure I have no obligation to my company if I seek out the seller and the property never hits the MLS. Let me know what you think. Thanks!
