Agent Does Not Want to Provide Comps
Greetings knowledgeable agents & investors!
I am in the process of reviewing investment properties to buy & flip and when my realtor presented me with an up and coming area, I did the normal thing by reviewing the homes and requesting comps. However, this time he told me that comps weren't even needed because the "deals were all winners". The only problem however, is that words like "winning" and "great" can't really determine an ARV. Yes, there is profit to be made in the area, but I would still like to get an idea of what to expect for planning purposes.
Am I overthinking the scenario and should take heed to his judgement, or should I push to always get comps?
