Howdy Dominic!

I love-Love-LOVE direct mail.  Your best bet is to use the USPS's Every Door Direct Mail (EDDM) and mail oversized postcards.  I was mailing 8.5" x 11" postcards for 18.5 cents a piece (should still be around the same price).  Does your office have a good color printer?  If so, you can design and print your own postcards, especially since you're new and have time.  Use Microsoft Publisher for the design.

Also, be sure to include a Lead Generation Magnet.  I suggest a free Home Seller's Guide on how the seller can prepare their home for sale.  This will get potential homesellers to raise their hands.

Also, this isn't direct mail, but I always recommend new agents ask the successful agents if they can refer you to any leads.  They may have low priced sellers/buyes they don't want to work with and they make refer them to you.

Just remember, you don't get what you don't ask for.

@Dominic A. Dominic, I would door knock a handful of the owners in the area, and simply ask them what would be relevant to their lives on a recurring letter. If you can create a direct mail campaign, with your smiling face and name on it, along with a relevant piece of information or offer, the open rate will skyrocket. The information that you supply doesn't even have to be relevant to housing. For example, I lived in an apartment complex where they sent out a weekly letter with a recipe on it. Since I liked to cook, I always opened it. At any given time, I could tell you what the manager's name was, how it was spelled, and I could recite her phone number. That can be just as relevant to an agent's brand. Gary Vaynerchuk echoes this thought process when he talks about how real estate agents can differentiate themselves (a highly recommended video). Many times, we complicate issues. Maybe one of the common responses is that residents would like to be updated on road construction in the area, or maybe what other people are doing to their properties, or even latest comps. I have no idea, but the point is, if you can ingrain in the residents minds that Dominic's piece of mail is worth opening, you will have been successful in your goal: getting them to think of Dominic when they think of selling a home.
