Ended My Listing Early, How To Stop Solicited Calls?

Question

Hello, I had a property of mine listed for 3 months, and it didn't sell and we found a renter instead, so we ended the listing early yesterday. I have since gotten 15-20 calls from realtors looking to relist my property. I called my realtor and asked her what happened and she said she put it "temporarily off market" and that shouldn't be happening. Im going nuts bc my cell phone is usually swamped with tons of calls as it is and I can't keep taking these calls.

What do I have to do to make it end? Im in Florida if it matters

Hey @Danny N.

It's very easy to get the phone number of a property owner. At some point you might have filled out a form offline or online that ended up in a database that eventually got sold. That information in the wrong hands can end up online. Scary but it happens. Also remember voter registration is public and if you are registered to vote, the information there contains your number as well.

As for your perception of Realtors that "bombed" your cell phone. If some are that persistent in trying to get your business. Then more than likely they will be equally as persistent when attempting to sell your home. Although it maybe annoying at first but I would look at it that way.

Also if you are planning to sell your penthouse in the future for sale by owner. Try to have a marketing plan that will reach and speak to the potential buyer you are looking for. Ultimately price and location will determine whether that buyer considers it a deal or not.

Dear Danny:  couldn't agree with you more.  As said above, realtors are encouraged to make those calls.  As difficult (for me) it is to believe, some people do actually list based on a call that leads to an appointment, etc.--the higher the price, the less often that occurs.  Yet, it does, so realtors will continue (they've got nothing to loose & potentially a great listing & buyer leads to gain).  If I were you, I would record a voice mail greeting indicating that "if you are calling about property x, I am no longer interested in selling it / I already have an agent, etc."  That should do the trick (eventually anyway!)

Wouldn't be a good realtor if didn't point out that among 43,000 Miami Dade realtors there are true professionals (who know how to market; understand the numbers; and are customer-focused).  Hope this helps & warmest regards, Malgorzata Maggie Sadowska

I mean no offense but who would list a million dollar property with someone they don't know who and just happened to solicit them. I can't imagine conversion rates are too high. It just makes no sense to have that approach bc to me it's more like the annoying spam calls I get daily asking me if I want to buy a warranty for my Ferrari even though I already have an extended warranty. Soliciting someone over the phone rarely works i would imagine and yea my perception of realtors has really changed this week since they basically bombed my cell phone,business phone and home number. It was too much and really lesds me to want to do for sale by owner in the future. It didn't sell bc it's in south of fifth and I was asking a record price for the building, it's a penthouse level unit and I was either going to get a record or keep it

Your phone number is in the MLS listing.  Your listing agent can go into the listing and add info so other agents understand that you have it rented and there is 0 chance of them listing it.

There are many services that provide real estate agents with data and autodialers specifically for expired listings.  This data is mined from hundreds of sources where your name, address and phone number might be, ie; utility bill, email accounts, google searches and on and on. Real estate agents spend a lot of money for the data and the phone dialers.

The agents or their ISA's (inside sales agents- usually not licensed) get this data early and begin dialing almost always at 8:00 AM. They have certain exemptions from the DNC lists (depending on State) because they are not actually soliciting you to buy something. They are considered appointment setters and the laws are more lax around them. No less irritating though.

The key is to find the major aggregator's of this data in your area and contact them by email to have your number removed. Try TheRedx, Landvoice and Vulcan7 for starts.

I had this happen a few years back and it did settle down after a few weeks.  I really try to avoid putting my number on anything that I don't absolutely have to. Hope you get some peace soon!

Your number should only be in the MLS if you wanted it to be. From the MLS we can get tax records and other public records. From these we can find the other numbers!!

Is your cell phone number tied to Facebook, Google, Yahoo, etc?  That's probably where it came from.
