New Construction in Springdale area of Indianapolis

Hello - I am currently purchasing an empty lot in the Springdale subdivision of Indianapolis, and looking for advice on what local brokers feel are the wisest layout choices for a new construction home in that area.  From my research, it appears that a 3/2 around 1500 sf will move quickest in that area.  It looks to me like I may have difficulty getting an appropriate sales price on a larger 4 bedroom home in that area.

Thoughts?

    Thank you!  I've been studying that entire area at large since I looked at the property you had for wholesale down on 25th St; I really wanted that house, but I was concerned about that ugly white building across from it.  I tried to reach the owner to see what his plans were with it or if he'd sell it, but I got no response.  So...I hated to have to pass on that but it didn't feel right.  I bet somebody will make that home incredible.  

    I'm glad to hear that my intuition on the desired product over in Springdale was spot on!  I feel like a lot of that neighborhood is still kind of rough, but the progress of the revitalization should catch up there soon.  We were thinking the same thing, 3/2/1500 with a 2 car detached garage, privacy fence, and about $185-$200k. 

    I'd love to get into something over in Fall Creek also but it's hard to find a deal over there (as I'm sure you know).  I have several homes that I want to mail to, but I feel like the owners' mail boxes are probably already crammed full of investors' direct mailings.  Guess I'll get started in Springdale and then see what we can get elsewhere in the downtown area.  Those old historic houses look so cool, I can't wait to be able to bring one to life!
