Using a Net Listing Instead of Wholesaling

Hello,

If I am working with a motivated seller who needs to sell their home fast and I want to list their home using a "net listing", how would an investor/rehabber be able to make a profit from this sale.  I would like to use this instead of wholesaling and flipping to an investor/rehabber if possible.

 A net listing is a term/service only used by agents.  Are you an agent ?  It is also not legal in many states.  If you are using this technique and you are not an agent, this could be a violation by acting as an agent without a license.  I would suggest a different technique either way
