Out of state buyers agent

Hypothetically, if I was a real estate agent and had a friend from a different state who was buying a property there, could I be his buyers agent (assuming I have a licence for that state) without ever having to go to that state.  If its not possible please list why I would have to travel to the other state. I'm just thinking about the opportunities if I were to get a license, Thanks in advance.

You wouldn't be able to show any homes if you never travel there...

Listing agents don't show homes. That's what buyer agents are for. And it's against MLS rules to have your client let themselves in with a lockbox combination of key card.
