5013c owner wants a property to be donated

Hello All! I have a buyer who owns a 5013C she wants to get into a property that has not been occupied in several years it is an old restaurant that she wants to use as her business headquarters. she wants the owner to donate for the tax write off incentive has anyone ever dealt with something like this? If so how would a commission work?
