Hi, My name is Jasmine Williams Ive been a licensed realtor since December. I am obviously still new to the business and need help generating business(TIPS?). Ive always been told to let friends and family and ppl I just randomly meet know what I do which is real estate. Which I do. I closed my first deal in August. Which came from a Zillow Lead. But Im starting to think im wasting my money paying for zillow/Realtor.com leads monthly. They send me leads but out of all of them theres probably one or 2 good ones. So with this being my first year in real estate I feel like im spending more money in real estate than I am making which I cant keep doing! Any help or Advice will work. Thankyou !
I think that with any lead generation what it does is draw "buyers" to the site. Which often times consists of people having the desire to purchase but not the means to. With any lead generation system you will have to determine the true leads. I would say the next step would be to send postcards to an area that you are interested in prospecting. That will likely provide more opportunity for leads because you know that they already own a home.
how much does it cost per month?
Im paying about 80$ a month for leads on Realtor.com.
@Jasmine Williams - If you want to understand a better way of using your sphere to generate business without excess costs, read The 7 Levels of Communication by Michael Maher. It will point you in the right direction of relationship building. The first question I would ask you is what are you bringing to your sphere of influence right now that would make them want to do business with you, other than the fact that you are friends? Are you giving them market insight, finding hot deals, finding out what they need in their home and helping connect them to the right person...
In regard to Zillow and online leads, the majority are long-term leads and garbage, but if you call every lead you get from Zillow or Realtor dot com back in one minute and then follow up every day for a week and then every other day for a month, it's pretty much a guarantee that your ROI will be phenomenal. Most agents quit after one phone call.
@Jasmine Williams I'm biased because I'm involved in a real estate Ai chabot company. However, one great way to generate more business is by getting more leads for yourself. One way to do that, even if you had a very small budget, is by using Facebook Ads and targeting areas around your neighbourhood. We've used it to generate a lot of leads for real estate brokers and it's a great way to generate new business. However, there is a learning curve to it and as @Jonathan Greene said, it's really all about the relationship you have with people, or else you can generate as much inquiries as you want but you will never have the kind of business you desire.

I do not call buyer leads, sellers only. We capture buyer leads from open houses and sign calls. The KW team I'm on is a Zillow Premier agent, but I don't involve myself with that side of the business.
Lots of people do open houses for other agents. Others work with other agents and agree to pay a referral fee to them when they send over a client upon the close of a sale. (this way you arent paying money for leads that dont materialize)
Some ask me if they can advertise my listings, in the hopes of getting buyers.
The best way, in my opinion, is to actually get out there. Sitting at a computer, or mailings have a low level of success.
