How Do I Effectively Market An Open House?

Question

Hi everyone! I am a newly licensed real estate agent with Keller Williams of Southern Arizona. I am hosting an open house this Saturday for a property currently listed for $490,000. I plan on using social media, half a dozen open house signs, dropping off invitations to nearby business', and leaving invitations on the neighbors doors. I believe I am on the right track, but I would greatly appreciate any advice offered. Thank you in advanced!

Hi, Ariel! Welcome to real estate and to the Keller Williams family! I am with Keller Williams Syracuse (New York). You are absolutely on the right track. Make sure you utilize Zillow and Realtor.com for your open house. The listing agent will have access to do this for you. I put together a "Disclosure Book" which contains a few printouts of the MLS listing as takeaways for guests, the property information and condition forms signed by the seller and listing agent, and a flyer on the front with three to four highlight photos and some key information about the home. Some agents will provide refreshments such as cookies or lemonade for guests. Also, print up some takeaways with information on the local schools, similar listings in the neighborhood, etc. If you'd like to see some samples of what myself and the team I'm on do for open houses, feel free to send me a message. I have found that the internet is the best way to market, but I would still encourage you to do the other things you are talking about. For my last open house, I walked the area and personally handed out brochures to 100 people. This kind of work ethic sets you apart as a new agent in my opinion, and it helps you potentially get another listing/buy side deal. In my neighborhood (Berwyn) the average deal single family is about $250,000, so the two hours I put into walking the neighborhood can rapidly be rewarded.

I also like the big signs you can buy online. Go big with open houses to set yourself apart!
