How do you schedule in a life
Hi all.
I love love being an agent and Property Manager but some days I feel like it consumes me. While I am not feeling burned out, I could see that if I do not make some realistic schedules, I soon will be. So here is where I am at, I am a Property Manager from 9-5 so I have a good bit of flexibility. I can show properties whenever I need to but of course most of my showings are after business hours and on weekends due to my clients schedules. I found myself Saturday night responding to leads, sending listing and emailing clients until 2am Sunday morning and showed homes all day Saturday and Sunday.
Please do not think I am complaining, because I am not trying to and absolutely love what I do!!! I have been in real estate for many years but am a new agent (started selling in May). I am having an issue determining how best to balance my schedule. In addition, as a new agent, I am trying to get my name out and am working extra hard to service clients so the pressure is really on.
With all of this being said, any advice on how to schedule and what limits to put in place? And what criteria do you use to say to a client that another realtor may work better for them?

You are in a great position to find tired, burned out landlords...even though you manage, they may prefer to just sell and walk. Offer them that alternative. Keep your ears open for opportunities. Often times those key words are death, divorce, unemployed, moving, etc. All of these potential sellers are opportunities to start building a portfolio. OPM is required but not hard to find. That is how to scale up. I would market to owners maybe every 90 days stating you want to buy their properties when they want out, and also ask them for referrals to owners that want out.
