Need CPA and RS Agent in San Antonio

Good day!

I recently got transferred to San Antonio from Kilgore Texas and I need a property to live in. I'd love to house hack a duplex or triplex if possible. I have a good w2 income and money saved up to do it I just need to find a property. I already own 2 duplexes in Edinburg Texas and will possibly begin investing in San Antonio as well but for now I just want a property to house hack. Can anyone recoment a Real State Agent in the area to help me.

Also, it is tax season and I was wondering if any of you knew any RS oriented CPA to file my taxes with.

There are many ways to find a savvy CPA

1. Biggerpockets search function - Use the search function to see if a BP colleague requested a CPA in your area. This method allows you to reach out to the BP colleague and ask who they interviewed with, who they decided to go with and if they like working with their CPA. Below are posts from BP colleagues who requested a CPA in your area.

2. Keyword Alerts - Add the keyword alerts "San Antonio" and/or "Texas". You will notice that there are certain members frequently respond to posts that have these keywords. Send a message to these members and see who they use as a CPA. Connecting with members who have a pro membership have a higher tendency so be more serious and provide you a good recommendation.

3. Real Estate Networking Events - These events contain investors with similar tax profiles as you. Network and see who they are using for a CPA. You can find local networking events through the BP events section or meetup.com

4. Reach out to CPA who works with clients remotely - You may want to reach out to a CPA that works with clients remotely. Working with a remote CPA who has experience in real estate is better than working with a local CPA who does not serve real estate investors. Technology advancements such as email, phone calls, skype has enabled communication with a remote CPA to be seamless. There are many CPA's on this site that work with clients remotely.

What class property and area are you looking for? The San Antonio Multiplex market is extremely tight. Property values are high and rental index relatively low to the price. We are seeing "the sweet spot" for the best numbers would be a blue collar, $200k-$225k duplex that you can rent for $900-$950 per side. These can be found in the N/NE and N/NW parts of town. You can of course achieve higher cash flow and return in lower class, run down areas.

I know the San Antonio market very well and only work with investors, in addition to my investing activities. 

Also, what Ruben said.  What's the market like in the RGV?

I used to work down here alot and I know Mcallen is growing quite rapidly, what kind of demand, cash flow, cash on cash are you getting down there?

Yes, the valley is growing very fast. It has slowed down since Trumps election and with the devaluation of the mexican peso. Mexican's no longer come buy all their electronics here as much as they use to.

However, I still see quiet a few good investment properties go by for sale. Duplexes are going for around $160 and rent for $800 per side (1% rule). You usually end up getting 6 to 10% ROI.

@Lawrence Rutkowski I'm actually looking for something NW somewhere near the medical center. Since I would be living on it I prefer something nice even if it means that my ROI will drop a little

In San Antonio. But I may expand to the valley in the future.
