New Agent Help With Converting Leads

Hi 

My name is Kareem 

I have been a licensed agent since November of 2018. I have yet to complete one transaction in my career. In February I received a client that I thought was a guaranteed transaction but unfortunately failed. I have a lot of sources for lead generation with little success. I also have about 2 buyers on a home search for this year. I just want to know if there's anything more I can or should do ? .

I have been an agent for almost 3 years.  Somebody gave me this advice when i first started....Pick 5 forms of lead generation and stick to them. It's easy to get sidetracked in this business with all the different types of lead sources.  

My starting 5 are

1. Facebook/Instagram

2. Sphere

3. Open Houses at least 2 sundays a month, Saturdays if the Eagles are playing (its dead in the Philly area if the game is on)

4. Mojo Dialer - Expireds/Circle prospecting

5. Realtor.com leads

Hope this helps. I sold 11 houses my first year and 30 my second. Keep at it man
