Feeling Very Discouraged

Hi

So I've been a licensed agent for around 6 months now. I have yet to complete a transaction. IMO I believe I work hard enough to at least have one by now. I had a closing that was set to take place this Monday. The buyer decided to tell me that he was married and the wife wont sign closing forms 4 days before closing. How the lender didnt disclose this info to the title company or me I dont know. Now this buyer will possibly be sued for wasting this sellers time for 4 weeks. My office sells manager said the issue is that I am working with little budget buyers ( under 100k).  I understand that the higher the home the more competent the buyer/seller but I find it very hard to find a $200k client as a new agent. I have thought about advising more towards high homes but that nets increased dues in advertising which I dont have. I just wanted to go on a quick rant , any advice is useful.

Thanks
