Everyone Can Get A Cogo Capital proof of fund letter for $5 from Their Website Without Verify Anything. As an Real Estate Agent, i have client send me the kind of letter, but If I Send The Offer With This Proof Of Fund To the Listing agent, i Am Putting all the risk to everyine In The transaction. most of the foreclosure and fannie mae owned ungly houses will not take this kind proof letter. lots if wholesale buyer has no intention to buy the house instead of sell the contract to someone else in 21 days window times, if the transaction fall through, realtors get no commission, and the buyer'S agent will have hard time to send any offer to any listing agent in the area in the future. plus who can make sure the second buyer have the fund or financially close the deal? it is unknow too. i feel like i waste three days to show the buyer the best deals with my best local knowledge. Totally scams.
