How to sell without an Agent in Texas?

I have been offered above my asking price on my home, and I have not listed it as yet.  How do I make sure I have all the correct paperwork for selling as a Home Owner in the state of Texas?  I know I should use a real estate agent but I do not want to and want to learn this process myself.

First Option: Get an Attorney to handle all the paperwork with Buyer & Seller agreeing to split the costs. 

Second Option: Ask a Real Estate Agent if they will put everything in writing and guide you along the process for $XXX dollars. 

Third Option: Go to TREC.com  and get all the documents you need for the transaction.
