I would recommend being a lot more specific with what you are looking for. What zip codes are you looking for? What level of rehab are you comfortable with? What price points are you comfortable with? Do you have proof of funds or financing lined up? Do you have connections with contractors or partners that are going to help ensure the success of your project? These are things that someone bringing you deals whether they are a wholesaler or agent are going to need to know.

Hey Bill thanks for the feedback.

Im looking in Rochester or Ohio. Im comfortable with aesthetics, like flooring, painting, tile work, cabinetry, framing and drywall, minor electrical and plumbing. I do have financing lined up. Have my own team of contractors. Looking for something from 35k-100k with 15-25k worth of renos. ARV 100k-175k. If you know of anyone that can help please connect me with them. Thanks!

Take a number, it’s a long line..... Agents/who,sealers already have own Local, proven, rehabbera and buyers.  $40-$50k profit on a flip is a bit optimistic, unless you’re doing $400k plus flips.

Even if the wholesaler provides all of this information you still must analyze the deal to determine if it’s right for you.  Always due your own diligence.  Do not ever take any one else’s word that this deal with make you 40-50K.  Analyze yourself or find someone who can determine it for you.  Every market is different.  What sounds like a smoking deal in one market could be a disaster in another market.
