Sellers speaking to buyers

Question: Scenario: Seller has had his parents home, which is vacant, (living trust) on the market listed in  July one low ball offer was placed . Four months later and numerous deductions in price, the same buyer that placed a low ball offer four months earlier  happens to drive by Sellers home on Thanksgiving weekend and stops the car in front of home to look at house. Seller sees buyer and comes outside, introduces himself. Seller and buyer have great conversation introducing themselves. Seller asks buyer to have her husband call him and meet him at the home the next day so he can show the prospective buyer the home, as he is leaving out of town, back to Canada in the next week.    

The listing agent is made aware that they met and tells the seller that he is being unethical because he was speaking to the buyer?  Thoughts on this

Not common, but unless the buyer is trying get out of their listing agreement, then no harm no foul.  Typically we like to keep buyers and sellers apart, particularly in owner occupied type sfr’s so emotions and personality issues don’t get in the way.
