New Real Estate Agent tips and advice

Hi everyone!

I am new to real estate, I’ve been an agent for about two months now. I would love to hear any advice you have about being new to Real Estate and some do’s and dont’s and just anything you feel would be helpful for someone new. Thanks in advance for anyone who takes the time to respond, I can’t wait to hear what you have to say.

@Danielle Nauman Leadgen is key as is follow up.  Invest in a good CRM to help.  I'm using Realty Juggler which is $179/year.  It's not graphically pretty, but it's fast and it works.

Also KEEP YOUR OVERHEAD DOWN.  Everybody and their brother has a way to get into your pocket.  Zillow, Trulia, Realtor.com and the rest want to sell leads.  They're expensive and as often as not, they sell the same lead to multiple agents.  At one point, I was up to $1,600/month and getting very little in the way of results.

At one point, I was spending over $500/month for a probate marketing program.  I stopped it because I just couldn't make myself call the family and say "Sorry your Mom died.  Wanna sell her house?"   Feeling like an ambulance chaser is bad.  Feeling like a hearse chaser is worse.

I'd look into ListingstoLeads.com.  I just signed up today and I think it has promise.  $40/month seems like a reasonable risk to take.  It's month to month and you can cancel any time - unlike Zillow, Trulia and Realtor which lock you into an auto-renewing annual contract.
