Is it ok to use race breakdown in marketing flyer?

Question

As the title says, is there anything illegal or wrong about using race breakdown (Whites, Blacks, Hispanic, Asians, etc.) in my market reports? I am an agent representing a buyer and want to provide reports providing all kind of demographic info including race. I am not trying to steer any buyers or try to influence their decision based on race. This should be Ok, right?

No, not acceptable. I don't even look at those numbers much less distribute them. Look at numbers like "Average home value". "Average appreciation", "Days on Market". Know things like what upgrades bring the best value for certain zip codes, know average turn over rate in a neighborhood. Know what projects are happening, new bridges, new traffic patterns, towns approving public water to certain areas. Nobody else is using those numbers and facts, you will stand out as a person who knows whats going on.

Stay in your lane, you are an agent. Keep the information you provide about the homes and their value.

I wouldn't even consider putting something like that in a brochure. Don't do it.

@James O. This is likely a violation of some kind.  Just because you don’t mean to influence people, they’ll use that Information to make decisions. Some good some bad.  I imagine it also opens you up to lawsuits

Could you do it in your pictures of the property, or would it be too subtle for people to notice? Set the dining room table with a feast of fried chicken, watermelon, and a big glass pitcher of brightly-colored Kool Aid? Show the living room painted in a rainbow of colors with a large sombrero and two crossed black-powder revolvers hanging over the fireplace? A softly lit bedroom shot with a white robe and a pointed hood strategically draped over a clothes valet, maybe a swastika armband just peeking out of a closed drawer of the dresser in the corner?

Thanks all for the feedback! I had a feeling is was the response I would get. I am using the default demographic report generator from Census and guess I have to figure out how to omit this section out.
