Looking for realator in Columbus, OH for house hack

I am new to real estate investing. A friend and me want to find a duplex preferably so we can start by house hacking. After reading Craig Curelop's book The House Hacking Strategy we were convinced to give it a try. We have the money for a 3.5% down payment. But, we would like to find a realtor before getting pre approved. We are new but we are fast learners. We are dedicated to finding a house hack and are willing to put many hours into finding one. I'd avoid having a partner. I lived with my best friend for years and one of us always had a loan and we'd move from one to the other. you don't need a partner for such a small price point of 3.5% down. Especially with downpayment assistance. Dont split your upside with anyone. just my advice. as far as finding a house hack, duplexes are going to be easy to find. plenty all around columbus, especially the less picky you are on the area. lots of upside. i'd try to find something built after 1940. just my own 2 cents after doing 30 flips.
