Hey Marcus, I have one tenant out of 17 (around the Triad) who is currently behind on rent. Luckily this tenant is Section 8 and half of the rent is still getting paid on time. That easily covers my mortgage, taxes, and insurance. Of course this isn’t ideal but that’s why it’s always necessary to have cash reserves. I have not had to dip into those reserves at all but if we only had 1 or 2 properties the unpaid rent would have been more of an issue. Rental market seems to be holding strong overall.
