Finding investment deals for clients

I am a real estate broker in Tulsa OK and have been advertising on BP. It has been great at getting me a ton of buyer leads! The challenge is that I am not having luck finding near the amount of deals I need to feed these hungry investor's! I get some from my local investor network, some from wholesalers, some from the mls and am looking to expand my reach. I heard David Green mention recently that a ton of his deals came from turning single family into duplexes. This sounds interesting and probably have the contacts to make this happen but not sure how it would work in my market. If anyone has any ideas they could share I would love to hear them!
