New agent looking for some recommendations.

Hey everyone! I'm a new Real Estate Agent in the southern California area and im in need of some tips, tricks or plain ol' advice on how to get more leads. I'm struggling at the moment to even find any clients but I refuse to give up, which is exactly why I turn to all you great people on here. So any recommendations?

Everyone in your FB connections.
Everyone in your Linkedin connections.
Everyone in your phone contact list.
Everyone in your HS and College graduating class.
Everyone in your college fraternity.
Everyone in your religious organization.
Everyone in your previous work organizations.
Do you belong to any other groups, organizations, societies, clubs?

When you get done calling, texting, emailing this list, then you go back and fill in their details, addresses, emails, phone numbers, etc.....all along asking them for business, asking them who they know whoś moving, asking them for FSBOs in their neighborhood, asking them for vacant houses in their neighborhoods.   Follow up with calls to everyone youve talked to and asked for business.  Ask them on the second call who you should be talking to.

Who else knows you and loves you and wants to do business with you?  Call them, track them down, stay in contact with them.

Then work all the orphaned clients your brokerage has already done business with, but the agents have moved on or left the business.

Then start working lists....code violations, out of state owners, landlords, divorces, pre-foreclosures, foreclosures, post- bankruptcy, and on and on and on.  Thereś never a shortage of leads.....you are looking for motivated sellers.
