Deal machine vs zestimate who's right ?

For anyone in maryland I'm looking up this house I want to wholesale and Deal Machine gives one price and zillow gives another which one is accurate?

You need to come up with your own values.  Don't trust a machine that has just calculated numbers online.  That might be your first place to alert you to evaluate a deal, but you want to go in person and determine the condition of the house, location, the big 5, etc.

Neither. I use PropStream to run my own comps based on MLS sales. Send me a message if you’d like to know anything else about PropStream.

I don’t trust any value that is based on an algorithm. Even PropStream’s estimated value like deal machine or zestimate can be off, that’s why I run the comps myself. The other option is to befriend a realtor to have them run comps for you

Exactly what @Bruce Lynn said, no one should be relying on anything automated when it comes to true market value.

The databases often have inaccurate or outdated home information, and are not able to take into account value-heavy features such as floor plan, neighborhood, exterior appeal, interior flow, kitchen and master bedroom space, interior light, ceiling height, yard appeal, proximity to features that are positive or negative (park vs. apartment building/auto body shop), plus condo dues, amenities, and/or litigation status, along with many other things.

Zestimates tend to change drastically as soon as a home is listed or closes, which is kind of a giveaway.

@Leon Smith I agree with everyone who has responded. You need to do your own analysis based on comps, not algorithms.
