Can you recommend a real estate agent book for someone exploring the possibility of becoming a real estate agent? I'm curious about what the career is like and if it's doable as a part-time job while I keep my W-2.

@Matt Wells Here's the reality. The average real estate agent earns about $40,000 a year after paying their expenses. That comes out to about $20/hr. Keep in mind the average real estate agent is doing it full time. If you're doing this as a side hustle, you can expect to make about 20% of that, maybe less.

I have 200 agents in my market. Half of these agents have sold less than $1 million in real estate. A healthy 3% commission would earn you $30,000 but you have to remember your Broker will probably take 30% of that, maybe more. I know some local Brokers that take up to 50% of everything their agents sell. Then you have licensing fees, insurance, taxes, etc. A more accurate estimate would be $10,000 - $15,000 net income for every million in sales, which is hard to reach as a part-timer.

There are a lot of variables to consider, but you can expect to make only a couple sales a year and probably less than $10,000 in income. That can be a lot of work and risk for very little payoff.

@Matt Wells the book I read before becoming an agent was “Sold” by David Greene, and I definitely suggest reading it! Another good read is “Zero to Diamond” by Ricky Carruth. You won’t regret reading either of these. Good luck on your journey!
